Carrollton sits in Isle of Wight County along the Route 17 corridor, just west of the James River Bridge and a few minutes south of Smithfield. The housing splits cleanly in two. Eagle Harbor, Founders Pointe, and the subdivisions off Brewer's Neck Boulevard are largely 1990s and later, with square framing, standard cabinet openings, and slab or modern crawlspace foundations. Work there is predictable and mostly cosmetic. The older and waterfront properties off Jones Creek and Batten Bay are another matter, with more variation in framing, more low-lying lots, and some parcels still on private well and septic.
That well and septic point changes real decisions. Harder water from a private well scales fixtures faster than city supply, and a septic system is an argument for a smaller disposal or none at all. From our Colley Ave base Carrollton is about 45 minutes out over the James River Bridge, so we schedule work here in batches with nearby Smithfield rather than making a separate trip for every measurement.
