Norfolk is our home city and where the shop sits, at 2601 Colley Ave in Ghent. That means same-day site visits across most of the city and permits pulled through offices we deal with weekly. Norfolk is an independent city, so nothing routes through a county the way work in Isle of Wight or York County does.
The housing is what makes this market its own thing. Ghent, Colonial Place, Park Place, and Larchmont are heavy with pre-1940 stock: plaster walls, knob-and-tube that has not been fully replaced, narrow galley kitchens built as service rooms at the back of the house, and floors that have settled enough that nothing is level. Cabinet bases get scribed to the real floor rather than set to a laser line. Panels are frequently undersized for a modern appliance load and get checked at the first visit, not at rough-in.
Two conditions apply citywide. Humidity is relentless from June through September, which slows adhesive and grout curing and argues for quartz over marble, plywood boxes over particleboard, and sealed grout as standard. Neither stops a project. Both belong in the plan rather than the surprise column.
