Ocean View runs along Norfolk's northern edge on the Chesapeake Bay, from Willoughby Spit east through 23503 and 23518. It is inside the city, so permits go through Norfolk and we are 10 to 15 minutes from the shop on Colley Ave. Everything else about working here is different from the rest of Norfolk.
Salt air is the constant. Hardware, hinges, and faucets with plated finishes pit and fail here in a way they do not two miles inland, so we spec solid brass or true stainless as standard rather than as an upgrade. The other constant is water. Much of the area sits in a FEMA flood zone, and tidal flooding along the low streets near Shore Drive is a routine fact rather than an emergency, which affects flooring choices and how anything at slab level gets set.
The housing splits into two eras. The 1920s to 1940s beach cottages are frame on brick piers, usually added onto at least once, with floors that have moved and framing that changes character where an addition meets the original box. Cabinet bases get scribed to the real floor there. East Ocean View is another story entirely after the redevelopment that started in the 1990s: newer slab and modern crawlspace homes with square walls that quote much closer to a suburban job.
