This is the most flood-shaped market in our service area. A great many Poquoson homes were elevated or substantially rebuilt after Hurricane Isabel in 2003, and flood elevation governs real decisions here: what flooring makes sense, how appliances at floor level get installed, and how utilities are run. We check the elevation and flood zone situation before drawing anything, because retrofitting around it later is expensive.
The elevation also cuts the other way, and in your favor. When the living floor sits above open piers or a raised crawlspace, running new plumbing and electrical out to an island is straightforward rather than a concrete-cutting job. That is one of the few places where being in a flood-prone waterfront city makes a kitchen remodel easier rather than harder. The constant that does not help is salt air: plated hardware finishes pit within a few years this close to open water, so solid brass and true stainless get specified here as standard.
