Smithfield is an incorporated town inside Isle of Wight County, and that arrangement is the first thing to sort out on any project here. Building permits and inspections run through Isle of Wight County, while the town handles zoning and, within the historic district, review of exterior changes. Two offices, not one, and neither works the way the independent cities across the water do.
The housing splits sharply. The 18th and 19th century houses around Main Street and the historic core are the real thing: plaster walls, original framing that is not on modern centers, floors that have moved over two centuries. Cabinet bases get scribed to the actual floor and we locate real structure before hanging uppers rather than trusting a stud finder. The historic district governs exterior appearance, so windows, doors, and vent terminations need checking, but interiors are generally unrestricted, which is where nearly all the value is in these homes anyway.
The newer subdivisions around the edges of town are ordinary modern construction and quote accordingly. Some rural parcels outside town are still on well and septic, which affects two design decisions: harder well water scales new fixtures faster than town supply, and a septic system argues for a smaller garbage disposal or skipping one entirely. From our Colley Ave shop Smithfield is about 45 minutes over the James River Bridge, so we batch visits here with Carrollton work rather than making the trip twice.
